Allow ₹1.2–3 lakh when electrical points move, ceilings are added and walls need correction. Bathroom changes, tile replacement and plumbing relocation can add much more. Ask the designer to separate demolition, debris, masonry, wiring and finishing rather than hiding them in ‘civil work’.
Loose furniture and soft furnishing
A sofa, dining set, two mattresses, curtains and rugs can range from ₹2 lakh to ₹8 lakh. Retail pieces often beat custom carpentry for standard sizes. Custom-build only where dimensions, storage or matching finish justify it.
